However, with the average rental period before ownership increasing by about 3x (from 3 years to 9+ years), flat wages, and the fact that only 2% of the residential home market is owned by institutional investors, we see an opportunity for a well-positioned firm to capture market share with a lower cost of capital ratio. Additionally, recent data shows that 40% of new renters in the market are choosing SFR, which further supports our investment strategy.
